How We Work - Our Mortgage Procedure
Phase 1 - About you
We meet together to discuss your personal circumstances and your current financial situation. We'll ask about you, your occupation, your savings & investments, your mortgage if you have one, your current liabilities and your tax position, and we'll explain how all of this information builds a profile which will help us to source the best mortgage to suit you.
Phase 2 - Your objectives
Next we discuss your objectives, as well as any concerns that may arise and you'll see as we move forward in our discussions how all this fits into place in formulating your personal mortgage plan.
Phase 3 - Analysis & research
We'll discuss with you our research and analysis of the “whole of the mortgage market” and outline our initial thoughts for the plan. We'll present our recommendations to you and if you are in agreement we will proceed to obtain a “decision in principle” from a mortgage lender on your behalf.
Phase 4 - Mortgage Application
As soon as we receive an agreement to lend “In principle” on your behalf, we ask for your agreement to proceed to application stage. Only If you are completely satisfied with the deal that we have recommended for you, do we then ask you to sign our client & fee agreement to formally instruct us to proceed. Up until this point there is no charge or obligation so you can be sure you are getting exactly what you want before any commitment.
The whole application process is handled by us; from mortgage application through to completion, we are always on hand to help. This includes the difficult process of co-ordinating all parties involved – lenders, estate agents, solicitors, valuers, etc.
We aim to make the process as smooth and as jargon free as possible.
Phase 5 - Other Arrangements
After the mortgage application has been successfully submitted, we proceed to research and recommend associated policies such as: Life & critical illness, income protection and home insurances, where appropriate.
Phase 6 - Conveyancing
We have a select panel of trusted conveyancers that we can refer you to, they are all qualified solicitors and highly experienced in the way that modern lenders work. This ensures a streamlined process, open communication with us as your advisers and a thorough job in protecting your property purchase.
Ongoing - Review the plan and updates
If required, review dates will be agreed and these usually take place after any introductory offer has expired on your mortgage so that we can look to ensure that your mortgage remains competitive throughout the whole term.
