Why do I need an Independent Mortgage Advisor?

It’s probable that a mortgage is the biggest financial commitment you will ever make. You’ll invest your hard earned savings into it, spend decades paying monthly instalments and live inside your choice.

There’s a significant amount of lenders to choose from, with different mortgage types and options to choose from. Choosing the right option can save you thousands of pounds, and using an advisor will make this decision easier, whilst saving you vast amounts of time.

An independent mortgage advisor can study the lenders, mortgages available and present your choices to you in an objective manner. We can access some exclusive products and find the best mortgage options for your specific requirements.

What is the process?

Phase One: It’s All About You

We begin by meeting with you to discuss your personal circumstances and current financial situation. This includes questions about your occupation, savings and investments, mortgage status, liabilities, and tax position. By gathering this information, we can create a comprehensive profile to source the best mortgage suited to your needs.

 

Phase Two: What Are Your Objectives?

Next, we discuss your objectives and address any concerns you may have. As we continue our discussions, you’ll see how this information integrates into your personalised mortgage plan. A mortgage is long-term, so we plan for everything.

 

Phase Three: We Earn Our Money

We’ll put our experience and expertise to use to conduct thorough research and analysis of the entire mortgage market, then share our initial thoughts with you. We’ll present our recommendations, and if you agree, we proceed to obtain a “decision in principle” from a mortgage lender on your behalf.

 

Phase Four: Time To Apply

Once we receive an agreement in principle from the lender, we seek your consent to move forward with the application process. We only ask you to sign our client and fee agreement if you are completely satisfied with our recommended deal. Up to this point, there is no charge or obligation, ensuring you get exactly what you want before any commitment.

We manage the entire application process from start to finish, including coordinating with all involved parties—lenders, estate agents, solicitors, valuers, etc. Our goal is to make the process as smooth and jargon-free as possible.

 

Phase Five: Let’s Talk Insurance

A mortgage is a big commitment, and we are determined to make sure you are confident and protected. We can provide research and recommendations of relevant policies such as life and critical illness insurance, income protection, home insurance and more. 

 

Phase Six: Conveyancing

Our decades of experience have empowered us to curate a selection of solicitors and conveyancers we trust. We can connect you with the right people and ensure a streamlined, transparent and efficient process.

 

Ongoing: Support And Help Throughout

As a family business, we expect the unexpected. We’ll always be here if you need support or to make an update to your mortgage. With some clients we agree on review dates, typically after your mortgage term expires to ensure your rates remain competitive throughout.
